Much Community Interest in Development of Boulder Armory Land

About 50 people, mostly from north Boulder, braved the cold and snow Tuesday evening (March 3)  to learn about proposed development plans for the old Boulder Armory site at the intersection of Broadway and Lee Hill Rd.

The mood seemed mostly positive as attorney and developer Bruce Dierking offered a detailed description of the project and answered questions.

Many questions for Armory developers
Here are some notes from the meeting, which was at held at the Armory itself.

• Planning for this project still has some flexibility and the developer, Armory Land Investors, LLC,  is open to additional community input at the moment. Developers can be contacted through the project's website.

• The developers hope city planners will move the project on to the Planning Board in July. Detailed plans have been submitted to the city and there already has been conversations between developers and city planners.

• The two-phase project will cover about 8.5 acres and create four city blocks, two of which are in the first phase along Broadway, starting at Lee Hill Dr. and going south. The other  two blocks are directly east. The eastern blocks will include owner-occupied dwellings and will most likely be developed by a company other than Armory Land Investors, LLC.

• The first phase of Armory project will finish no sooner than two years from now. said Dierking, an attorney and one of the developers. He did not call this a target date and did not seem especially confident the finish will be this soon.


• One existing National Guard building, Building A on the plans reproduced here, is the only existing structure that will be saved. It currently is called the Mess Hall and will become a brewpub or blues club. Oskar Blues has expressed interest in this location.

* Building B on the map would anchor the project with a 5,037 square foot art space appropriate for a number of artistic and community uses from art shows and performances to public meetings and other gatherings. Developers hope to find a non-profit to manage this space. This building also will include affordable housing units. It is hoped the city can earmark these units for artists, though there may be issues with any kind of "exclusive" housing. The project has much support in the north Boulder artist community because of the proposed artists housing.

• A Community Plaza will serve as a gathering place in the middle of the block closest to Lee Hill Dr. The block further south along Broadway will be mostly apartments.

• There also will be restaurants, a coffee shop and other shops. A large number of market rate apartments would be spread out among the two blocks adjacent to Broadway. Parking for residents, restaurant patrons and shoppers would be underground. There will be a clubhouse, pool and other amenities for residents of both first-phase blocks.
