What to Do Now to Sell Your Home in 2018 . . .

Next year still seems like a long way off! But it is not that far away if you will list your home in the new year.

In fact, here are three tasks you should do now to sell quickly and for the most money.

1) Grab your camera and take a lot of pictures of your home's exterior. Your dwelling looks best at the end of summer, with flowers in full bloom and greenery looking lush. Clean up the yard a bit and make photos from all angles. Shoot close-ups and distance shots; pictures showing the entire home and images of the perennials, bushes and permanent details (doors, windows, trim etc.). Always shoot on sunny days with blue skies. In Colorado the best light often is from 7 a.m. to 9:30 a.m. and after 5 p.m. The morning usually works best because Colorado skies tend toward cloudy in the afternoon. Photographs are a central piece of real estate marketing. Good photography made at the best time of the year will attract more buyers to your listing.

2) Curb appeal is extremely important. So now is a great time to plant flowering plants that will bloom when you list the property. Tulips, Crocuses and Narcissus work well if you will list early in spring. For an early summer listing consider Irises and Salvia. If you will list later in the summer try flowering annuals such as Petunias, Impatiens and Begonias. These plants do look good earlier in the season, but they really come into their own during late summer. Of course perennials will go in during the spring season. Talk to the experts at the garden store to find the best plants for your home.

3) Finally, now is a great time to start getting rid of things you no longer need. Clothing you don't wear, books you've read or don't plan to read, old lamps, aging electrical appliances, broken tools and anything else that has outlived its usefulness, it all should be banished or sold. Decluttering is an ongoing (sometimes difficult) process. But it is an important process that can make your home much more appealing to buyers. It pays to start early, disposing of things you are not emotionally attached to, things you probably will never use and stuff you won't take with you when you move.

Preparing your house to sell is a big job. It will seem smaller if you start early.
