What Will the Housing Market Look Like in 2017? Here's What You Should Consider . . .

Existing home sales were up nationally in November, according to this report.

We did see a similar trend here in Boulder County where 254 homes sold this November, compared to 212 during the same month last year, according to the Colorado Association of Realtors.

But I'm not getting too excited yet .

Locally, October was quite the opposite. October saw just 249 sales in the county, compared to 319 last year. Boulder County is small enough that month-to-month comparisons are volatile.

And the fall months tend to be most volatile and, thus, tell us less about the future. There's simply very little information in autumn housing sales numbers.

So, I will be watching to see how the market does after mid-to late-winter when it picks up just a little. It's the period that often tells much about existing home sales for the busiest part of the year.

Which brings me to another observation. 

New homes will probably help improve inventory in 2017
Despite the fact that the end of one year offers little information about the next year's housing market, it is hard to avoid predictions when New Year's Day is just around the corner.

Indeed, there have been several recent articles predicting the 2017 housing market will look much like one in 2016.

Sounds like "complacency" to me, which is usually wrong, if only because things rarely stay the same for long. And "long" accurately describes our currently lethargic housing market.

So it may be time to expect a change.

With upheaval in Washington DC, an aging economic expansion, resistance to new construction in many areas, potentially rising mortgage rates, etc., etc. etc; it could go either way.

If I had to make a guess, I would suggest 2017 is a likely time for inventory to improve, leading the way to a more balanced market.

As you know, inventory of existing homes has been very low, partly because owners have been staying in homes longer. But the longer people stay in homes, the less those homes really meet their needs.

Lives change.

Discomfort leads to selling. Families grow or shrink as babies are born or children become adults. Owners need more space to start home businesses, or less when moving a businesses out. Hobbies often require studio or work area. Job changes spark moves. Perhaps our aging population is a factor. Older folks tend to settle in, until the once comfortable older home gets too big to care for.

While discomfort may result in more existing homes for sale, builders are building, and have been for a while.

Despite what we hear from the experts, I suspect builders are over-building, much like oil drillers over-drill. There's always an oil shortage until there's an unexpected excess.

Prognosticators rarely predict middle ground.

It's occurs. But the middle is boring and the pendulum often swings through it before so-called experts notice.

So it is very possible 2017 will finally balance supply and demand in housing, bringing rising home prices under control, and making it easier for home-seekers to buy.

A transition year would be a relief. My fingers are crossed.

If the Prospect of Interviewing Several Realtors Makes You Cringe . . .

Everyone knows home sellers should interview several realtors before signing a listing contract.

Yet we also know about two/thirds hire the first agent they interview!

What gives?  


Here's what I think: 

interviewing agents is not like trying on coats at the department store.

Interviews take time. 


Digesting lots of new information from several sources is exhausting, sometimes confusing. 

And, let's face it, 30 to 60 minutes with a salesperson can feel very stressful.

Multiply this times three, or four, or five and . . . well you  understand. 


It's just a lot easier to go with the first candidate.

But here's a better solution.


Instead of jumping right in and setting up several full interviews, start your process at arms-length. Use your e-mail account.

For that matter, use an anonymous e-mail account or the e-mail features at a classified advertising website like Craigslist.

Ask potential agents to write answers to your most important questions before you invite one to come for a formal interview.

Ask questions requiring thought and effort to answer.

Questions like:

How you will market my home so the most qualified buyers schedule showings?

How will you help me keep my property safe with so many strangers coming through?

What do you charge and what value will I receive?

You can use these questions, or make up your own.

Protect Your Colorado Home from El Niño's Mischief

Well, so far so good!

The rains since summer have been moderate.

But United Policyholders reminds us that this is an El Niño year and it could be a whopper! Precipitation, as rain or snow, could be much greater than normal during the upcoming months.

So here is some advice from United Policyholders.

As the consumer organization points out, it's very important to remember that most home insurance policies do NOT cover flood damage.

Here in  Boulder County there also can be a problem with soils that expand when moist, causing structural damage.

So it is important to make sure water drains away from homes as quickly as possible.

This means cleaning gutters, installing devices that take gutter water away from the home, and making sure the ground at the base of the dwelling is higher than surrounding ground if this is possible. (Don't pile soil up over the siding, utility meters, etc.)

Check your sump pump now, assuming you have one. It should be in a circular pit in your basement. Don't find out it is not working when it is too late! 

Additionally, it doesn't hurt to shovel snow that accumulates around your home's foundation.

And, though most roofs are capable of supporting lots of snow, there are limits. Don't risk injury to yourself. Clearing snow from a roof can be dangerous. Our advice is to hire people who knows what they are doing. 

When you're done, make sure your skis are tuned and head for the mountains to enjoy the good side of snowy conditions in Colorado!

New Mortgage Rules Will Mostly Make Closing Less Confusing

Just a quick note about changes in mortgage disclosures that go into effect this week. If you will move to Boulder, within Boulder or anywhere else (or if you will refinance a home), then you will soon discover that the old HUD-1 settlement sheet is gone.

Yep! The feds have messed with the closing rules. But take heart! It appears the new TILA/RESPA Integrated Mortgage Disclosures Rule (just call it "TRID") will actually be a major improvement.

The rules reduce paperwork from your lender. And they make it easier for you to compare the numbers you receive when applying for a loan with final numbers at closing. These are good things, which should make your closing less confusing! So it looks like the Feds did it right this time!

However, there is one important issue of which you should be aware. The FINAL Closing Statement must be provided no less than three business days before closing.

This is good on the face of it because it gives you more time to find a potentially costly mistake. But what happens when there is a mistake? Mistakes on closing docs

If a buyer or seller has hired a moving company for the day of, or the day after closing, the error could mess everything up because the error would likely require a change in the Closing Statement. And generating a new statement often will mean that the closing day must be delayed until three days after the new statement is delivered.

Plans for Huge Redevelopment of BCH Mapleton Campus Submitted for Review

Plans for an extensive redevelopment of the former Boulder Community Health Mapleton campus have been filed with Boulder planners by Michael Bosma and the Mapleton Hill Investment Group.

If approved and completed, the project would create 150 independent living units and 68 single-room accommodations for clients needing assisted living, skilled nursing care, short-term rehabilitation and memory care.

There would be 16 buildings on the 15.77-acre site at Mapleton Ave. and 4th St., making this the largest project  currently proposed for the city of Boulder.

The facility, to be named The Academy at Mapleton Hill, would employ 60 per shift, according to the filing. Though there are some similarities, it is not clear if the proposed facility will be associated the Academy at 970 Aurora Ave. in Boulder.

Mapleton Hill Investments LLC, registered to Don Altman, a partner at Boulder's AGR Building Inc., bought the property for $15 million in July.
